How to buy and sell a home at the same time in Massachusetts

Sell first, buy first, or close both the same day. The trade-offs, the financing tools, and how we plan the timing.

The short answer

You have three paths: sell first and rent or stay on for a while, buy first using savings, a bridge loan or a home equity line, or schedule both closings for the same day with the sale closing first. Which one fits depends on how much of your equity you need for the next home and how much overlap you can carry.

The three paths

ApproachWorks well whenThe trade-off
Sell firstYou need the equity for the next down payment, or want a firm budgetYou may need to move twice or negotiate time to stay after closing
Buy firstYou can qualify for both payments, or have access to equity before sellingCarrying two homes for a while; bridge financing costs more
Same-day closingsBoth deals line up and both sides agree on the dateLess room for delays; one late closing affects the other

Tools that make the timing work

  • Pre-approval that counts your sale. Ask your lender how they treat your current home's payment and equity.
  • Home equity line of credit. Opened while you still live in the home and before you list. Lenders generally will not open one on a listed home.
  • Bridge loan. Short-term financing against your current home's equity.
  • Sale contingency. Your purchase depends on your home selling. Easier to get accepted once your home is under agreement.
  • Extended closing on your sale. Ask buyers for a longer closing to give you time to find and close on the next home.
  • Use and occupancy agreement. Stay in the home you sold for a short time after closing.

How we plan it

  1. Get a realistic value range for your current home, so you know the equity you are working with. We send it within one business day.
  2. Talk to a lender about what you qualify for with and without the sale.
  3. Prepare your home so it is ready to list as soon as you find the next one, or list first if you need the certainty.
  4. Write both contracts with dates that work together, and keep both attorneys in the loop.

Questions this page answers

Should I sell my house first or buy first?

It depends on how much equity you need from the sale and how much risk you can carry. Selling first means you know your budget but may need temporary housing. Buying first means you pick the next home without pressure but may carry two mortgages. Many people line up both closings on the same day.

Can I make an offer contingent on selling my house?

Yes, but in competitive Greater Boston markets, many sellers will not accept a sale contingency. It works better when your home is already under agreement or when the house you want has been on the market for a while.

What is a bridge loan?

A short-term loan secured by your current home that lets you use its equity for the next down payment before it sells. It costs more than a regular mortgage, and not every lender offers one. A home equity line of credit opened before you list is another option.

Can I stay in my house after I sell it?

Often, with a use and occupancy agreement that lets you stay for a set period after closing, usually for a daily or monthly fee. It needs to be negotiated with the buyer and written by the attorneys.

Can both closings happen on the same day?

Yes. Back-to-back closings are common in Massachusetts. The sale usually closes first so the proceeds can fund the purchase. Coordination between both attorneys and your lender is essential.
